Listen on Twitter

Twitter and other social platforms are great tools that real estate pros can use for real-time information gathering. There are many social media “listening tools” available and most are free, but it will take some research to select one that’s best for your needs. It’s quick and easy to use social media to learn more about:

- Your target audience’s needs and interests
- Important people and events in local real estate
- Housing market news
- What’s people say about you and your services

A great way to get started it to create a simple Twitter search to keep you in the loop:

1. Create a keyword list. For example, suppose you are an agent in Virginia Beach. To keep up with important local people and events, your searches might include:

- Virginia Beach
- Virginia Beach real estate
- Virginia Beach housing
- Virginia beach homes for sale
- Virginia beach open house
- Virginia beach government
- Virginia beach events
- Virginia beach lifestyle
- Virginia beach parks
- Virginia beach schools
- Virginia beach recreation
- Virginia beach Neighborhoods
- Chesapeake beach
- Virginia Beach Bayside

2. Go to search.twitter.com and enter keywords similar to these that are relevant to your location. Learn what’s going on.

3. You might also improve your search results using Twitter tags. Try a search using the hashtag — that little # sign used to identify popular Twitter topics. The search term #VirginiaBeach may work better for you than Virginia Beach

4. If you’re searching Twitter for news about a person, you can search by name to learn their Twitter “Handle.” For example, if I were a competing agent in your town, you might use the search term @CharlesWarnock to see what I’m up to.

Join the conversation, and use your information advantage to position yourself as the neighborhood expert.
